New homes to be built within walking distance of Redhill, Clementi MRT stations
Urban Redevelopment Authority has prepared a development plot in both Redhill and Clementi on 26 January.
In a proposed 2019 amendment, the company rezoned an approximately 1.5ha site located in Tanglin Road near Crescent Girls’ School. The site was rezoned from civic and communal institution use to residential.

The agency has also raised the gross plot ratio for a housing plot in Clementi Close, which is about 1.6ha. It went from 4.3 up to 5. Each of the plots is about the same size as two football pitches.
URA has said that the Tanglin Road site will be developed into a high density residential area with commercial amenities as well as social and community facilities. This will allow residents to take advantage of the proximity to Redhill station MRT, and recreational options along Alexandra Canal.
Agencies will look at how the site could be developed in a way that is sensitive to residential developments around it, paying particular attention to the size of the housing project.
In addition to being adjacent to Crescent Girls’ School, and the canal in the vicinity of the site are a private residential area and the High Commission of Brunei. Redhill MRT is only 500m away from the future residents.
Ms Sun as well as Mr Mak both noted the proximity of the site to Orchard Road as well as other amenities which would make future homes appealing to buyers planning to invest in or live there.
The Clementi Close parcel partially occupies an area that was left vacant under the Selective En bloc Redevelopment Scheme or Sers project, which was announced in march 2005 as part a revitalization of Clementi Town Centre.
URA’s proposed intensification will allow for more housing and convenience to be enjoyed by residents living near a public transport hub and other amenities.
Future homes are within 350m walking distance of Clementi’s MRT station. Also, they will be close to the Clementi Polyclinic that is scheduled to be finished in 2027.
Mr Mak stated that because the area is a mix of both private and public housing, it’s difficult to know what the plot will be used for.

According to analysts, based on the size of this plot and its plot ratio, it is possible to build 650-720 flats or up to 920 condominiums.
Ms Sun said and Mr Mak agreed that, should a Build-To Order (BTO), project be launched on site under the Housing Board’s , new classification system for flats, would fall under the Plus category.
Mr Mak said that the apartments would be near a MRT station, but outside the Central Region.
Plus flats offer a step-down from Prime flats. These are located in desirable locations, close to the centre of the city, but they also come with standard subsidy. Plus flats can be found in prime locations across Singapore. These include those located near MRT stations or town centres.
The Prime type of Plus flats has a minimum occupancy period of 10 years, as well as other restrictions.
Mr Mak also said that BTO projects are rare in Clementi – the most recent was launched in 2017
Redhill and Clementi do not appear on either the list for the BTO launch in February or the current list of Government Land Sales Sites.
